Hello Almost Race Fans!

It is officially ALMOST MAY in God's city, Indianapolis. But before we can look ahead to the greatest month in the greatest city, let's take a look back at the rainy month that was April!

April saw some more of the same, hot market. While it's competitive out there, we continue to stay busy & welcome the competition. Let us know if you want in on the fun!


Community Updates

📌 [1] 4501 N Michigan Rd – ~Luxury incoming!~ Restoration Hardware is to take over Linden House— the estate of late Christel DeHaan— to ‘turn it into a massive home furnishings showroom, interior design gallery, upscale restaurant, wine bar and outdoor furniture gallery.’ Listed for $14 million by Mike Johnson of Encore’s Sotheby’s International Realty, the 152 acre estate on Michigan road is poised to be the perfect place for this kind of project. The restaurant is slated to open on the first floor of the mansion & offer seasonal terrace dining. Catch us there in 2023, aperol spritz in hand . . .

📌 [2] 222 E Ohio St – The Wulsin Building is expected to be acquired by undisclosed group & converted from office building to 60 apartments by mid-2023.

📌 [3] Gainbridge Fieldhouse – Conseco/Bankers Life/Gainbridge Fieldhouse may be getting an all-star addition. Pacers' owner Herb Simon is to develop entertainment venue with a new restaurant, speakeasy, & event space. Pending approvals, the $20 million entertainment project is separate form the $360 million public & private funding to renovate the Fieldhouse. Those renovations include padded seats, scoreboard, bars & concession, entry pavilion & expansion, & outdoor plaza. Can you say #buckets?

📌 [4] Northwest Downtown – The historic Stutz building downtown has plans to boast some of Indy's hottest restaurants: Cafe Patachou and Amelia's Bread. Nashville's Barista Parlor will open its first Indy location consisting of a menu of “coffee, espresso, teas and other elixirs.” I'm not quite sure what elixirs mean outside of Harry Potter, but fingers crossed it's a fancy word for cocktails!

Market Update – Bill Riggs, MJW Financial

We asked our friend and trusted mortgage broker, Bill Riggs at MJW Financial, for an update on the current market from a lender's perspective. Bill is great at always making the complexities of the mortgage industry easy to digest, something our buyers (and we!) are very thankful for.

Here is what Bill had to say…

Very generally speaking, mortgage rates are most directly affected by trading levels in the bond market, specifically those of mortgage-backed securities or MBS. The continued narrative this week is that we’re seeing a somewhat volatile market in which we make gains on some days and then lose those gains the next few days. The net result is that mortgage rates only moved modestly higher for most lenders this week, and we are still seeing average rates in the low to mid 5's for a 30 yr. fixed conventional loan. In many cases, prospective borrowers won't see any major differences from quotes earlier in the week.

The good news: the higher we go the closer we can consider the fact that we’re nearing the ceiling. Of course, we don’t know exactly where that ceiling is, but we can bank on the fact that most of the worst rate spikes are behind us. This is because much of the speculation that started months ago has already been priced into where we are today. This isn’t to say that we are pleased with the current situation, but that there is a glimmer of hope and some silver lining to take away from our current conditions.

Check Out - Decorators' Show House & Gardens

We explored the St. Margaret's Hospital Guild 61st Annual Decorators' Show House on Wednesday. For those of you who don't know what tf this is (similar to me 48 hours ago), annually the Guild has a family move out of their home for about 5 months while Indy's popular & up and coming interior designers take over room by room and decorate.

The house, 5320 North Meridian, is gorg & the decorators make it even more envy worthy. Tickets are $30 to tour & are well worth it (especially if your boss will pay, thanks Kate Keller!). Show runs through May 8th!
