Happy Fall!!! September Recap

Back to school, back to school!!! Congratulations to all of our parents, you made it. With school back & temps beginning to drop, it is starting to finally feel like Fall. If you're like us, it feels great to regroup after the summer craziness and get back into the swing of routine.

This time of year is great for getting those long pushed-off home projects completed. We have learned through conversations with local builders that building material prices have somewhat plateaued. While they have plateaued at a higher rate, the steadiness overall gives some hope & is inciting homeowners to undertake projects that have long been tabled.

One of our trusted mortgage brokers, Seth Hensley at Cross Country Mortgage, gave us a great tip--

If you bought in 2019 to mid-2020, check with your lender about the removal of PMI. With your equity gains & depending on how much you put down, it may be able to fall off.

📌 [1] Westfield - Giant Eagle is planning a new Market District supermarket in Westfield just north of State Road 32 and west of U.S. 31. 🛒

📌 [2] Zionsville - Patachou to add Zionsville location at 95 E. Pine St. - the former Lemon Bar site. Bring on the waffles bby. 🧇

📌 [3] Carmel - Pedcor Community Development Corp is planning a $700 million mixed-use development at East 111th Street & N Penn Ave. It would include 912 multi-family units, 58 for-sale townhouses, 430,000 square feet of retail & office space, two public parking garages, and a public park/plaza on 38.5 acres of vacant land. The project has been compared to Carmel's Midtown Plaza (Pedcor was responsible for the $300m Carmel City Center). See last month's newsletter for our take on the up-and-coming area. 🏬

📌 [4] - Carmel/Westfield - Total Wine & More is slated to open their largest liquor superstore at Cool Creek Commons on 146th St. This place is the Costco of liquor & the free samples alone are worth a trip. 🥂

📌 [5] Northeast side - Lafayette Square Mall is now closed through November 21st. Sojos Capital is beginning a $200 million redevelopment into a mixed-use development ‘Window to the World' to include dining, art, music, shopping, housing, office, sports, entertainment, and more. Fun fact: the mall's indoor corridors will be converted to outdoor street scenes. 🛍

ABC's of Indy - B

This month was B for Bluebeard & Breadworks at Broad Ripple.

Bluebeard

A fab date night spot, Bluebeard lived up to the hype.

Ambience: ⭐️⭐️⭐️⭐️⭐️

Beautifully decorated inside with a charming patio. Dark/ cool vibes. Great service & they gave us complimentary Amelia's bread on the way out.

Drinks: ⭐️⭐️⭐️⭐️⭐️

We told the waiter what liquor we were in the mood for & he surprised us. All the cocktails were right on the nose for what we were craving, how'd he know ?!

Food: ⭐️⭐️⭐️⭐️⭐️

The porkchop and ribeye received rave reviews. But the star of the show was most def the Bread Pudding. You just simply MUST.

Breadworks at Broad Ripple

We walked over to the new neighborhood fav on a Saturday morning & it was ever pleasant:

Ambience: ⭐️⭐️⭐️⭐️

The patio has good vibes. It's kind of like sitting in a parking lot, but in kind of an in-the-action fun way. It's great people watching as people come right off the Monon. Even in what seemed like peak-hour, it wasn't hard to grab a table. It's in a fun location to grab a quick coffee/treat & head to nearby shops for a little shopping. We especially like nearby clothing boutique, Civvies, & antique/gift store Surroundings.

Drinks: ⭐️⭐️⭐️

Ok this one is on me, a bad order. I got a skinny vanilla oatmilk latte & it was simply a little rich & thick. I'd opt for a plain iced coffee next time.

Food: ⭐️⭐️⭐️⭐️⭐️

The blueberry donut could end wars. Can't attest to literally anything else on the menu, but you don't even need to look @ anything else, the. blueberry. donut.
