It's been a rough March for Indiana basketball fans.  But, don't you fret, things are looking up (at least in the real estate market that is). We are slowly but surely seeing more inventory across all price points.

 📈 market insights 📉

We are often asked about the state of the market after the craziness of the past couple years. In short, it heavily varies on price point & sub-market which it is why it is so imperative to have a realtor be your guide. We compiled some data from MIBOR Realtor Association to help visualize what the market is doing for you analytical folks. Along with having our boots on the ground & evaluating each home on a case-by-case basis, we regularly analyze data provided by MIBOR to see what the sub-markets are doing as an aggregate. 

 

% of List Price Received

As you can see in the graph below highlighting Marion & Hamilton county in February 2023, most listings are still getting list price offers (97.5% of list price received as average). This is slightly down from February of 2022, where nearly all homes were getting above list price offers at a cumulative 100.95% of list price received. As we get into the Spring market, that number is increasing- up 0.8% from January as more buyers enter the hunt. We anticipate that number to rise with the March as well. In short: if it is a house in a sought-after location, well cared for, & priced well, you can expect to need to be at list price or above to be competitive. 

 Median Sales Price

The graph below shows median sales price over the past 8 years for Marion & Hamilton counties. As you can see, there has been quite the upward trajectory! Home prices continue to rise (& to all you home owners out there, your equity continues to rises as well!).

📍[1] Fishers - Chicken N Pickle, an indoor/outdoor entertainment complex ft. casual restaurant, sports bar, and - yes you guessed it - pickleball courts, plans to open a location in late 2024. We luv pickleball here at K&C and look forward to all the matches we will win there. 

📍[2] Downtown - The owner of the Indiana Pacers has enlisted local restauranteur Mike Cunningham to operate the culinary & entertainment facility now under construction by Gainbridge Fieldhouse. Cunningham already has many restaurant favs like Livery, Mesh, Modita, Provision, Vida, & more.  

📍[3] Midtown - Gallery Pastry Shop is open in its new location in Meridian Kessler! The yummy brunch & pastry shop has moved from South Broad Ripple to 4573 N. College Ave.

🔠 ABC's of indy - ‘F’ 🔠

March is “F” for Futuro Pizza, recently named in the Top 100 Pizzas in US and Canada from Yelp! 

We went in with HIGH expectations. And it was pretty darn good. Top 100 pizzas in the US and Canada? Probably not. A fun, good spot for a casual dinner or carry-out. When you walk in, it looks like the place is carry-out only, however there is casual seating upstairs. It was fairly crowded when we went on a Tuesday.  The red sauce & ranch are notably delicious. The breadsticks were sub-par.
