📌 [A] Keystone Ave - Attention Smoothie Lovers and Daniel Keller: Smoothie King is opening a location at 74th & Keystone mid-2025.
As it is a slow month of community news, here is a breakdown of the most expensive developments currently underway downtown:
📍[1]: IU Health Hospital Campus
Cost: $2.3 billion
Where: Southwest corner of 16th & Capitol
What: Consolidation of IU Health's Methodist and University hospitals into one large academic medical center with a mix of retail and dining on the ground floors. Three 16-story towers with over 2 million square feet of space !
When: Open in late 2027
📍[2]: Signia hotel and convention center expansion
Cost: $510 million
Where: Corner of Illinois Street and Georgia Street
What: Signia by Hilton building a 40-story tower with 800 hotel rooms and 200,000-square foot expansion of the neighboring convention center. FUN FACT: It was the city's largest single-building concrete pour with over 800 cement mixers delivering 7,600 cubic yards of concrete (enough concrete for 2 ½ Olympic-sized swimming pools).
When: Open in 2026
📍[3]: Circle Centre Mall
Cost: $650 million
Where: 49 W. Maryland St
What: Indoor-outdoor experience containing apartments, office spaces, and retail
When: Open by 2028
📍[4]: CSX Building
Cost: $300 million
Where: 230 S Pennsylvania Street
What: Boxcar Development - invenstment group led by Herb Simon- is developing a 13-story, 170-room Shinola hotel and 4,000-seat entertainment venue. The development will have retail space on grund floor and a pedestrain skybridge over Pennsylvania Street to connect to Gainbridge Fieldhouse
When: Late 2027
📍[5]: Bottleworks expansion
Cost: $300 million
Where: Corner of Mass Ave & N College St
What: Continued expansion of Bottleworks District providing in-office workspaces and retail on the ground floor
When: In the next year
📍[6]: City Market redevelopment
Cost: $298 million
Where: 222 E Market Street
What: Reestablishing the Market as a central dining & gathering place along with [1] the conversion of the Gold Building from office space to 350 aparment units and [2] a new tower with 60 apartments, 8,000 square feet of office space, and 22,000 sq ft of retail.
When: Reopen in 2027
📍[7]: Old City Hall Development
Cost: $268 million
Where: 202 N Alabama Street
What: TWG Development plans to build a skyscraper with condominium units and a 21c Museum hotel on a parking lot next to Old City Hall and renovate city hall into itself into a public art gallery
When: Won't break down until late 2024
