 Happy happy Easter! March has given sweet respite from the dog days of winter. From St. Paddy's & March Madness to SB2k24 😎, things are looking up! 

 

As usual for this time of year, it is getting busy out there! It is still very much a seller's market. Inventory is low low low & buyers are aplenty. But if there is anything we can learn from the Madness of March – who doesn't like a little competition???

GUILTY! OH THE DRAMA!

 

If you have been following the news in recent weeks, you have probably seen The National Association of Realtors (NAR) has settled with groups of homesellers, agreeing to pay $418 million in damages and eliminating rules on commissions. Commissions (in our market at least) have always been negotiable, so there is nothing changing there. 

 

What will be changing come July 1st in Indiana is: 

 

1. Buyer broker compensation cannot be listed on the MLS. Currently, agents representing a buyer can see the commission they would be paid directly on our listing platform. Moving forward, it cannot be listed there. 

2. Sellers and their agents can still offer buyer agent commissions, it just cannot be listed on the MLS.

3. Buyers working with agents must enter into a written representation agreement with their agents. If you have sold a house, you will remember a listing contract with your agent had to be signed before listing. This is now required on the buy-side too! This means if you want to pop in & see a house, we can't open the door without getting a buyer agent agreement signed. 

 

While no one knows how this will look exactly in our market, we will keep you updated with the transparent, candid communication you can always expect from our team. In the meantime, we will continue to focus on providing the upmost value to every client with exceptional customer service, attention to detail, market expertise, and a high level of quality with every interaction!
